Buyer's guide / Northeast Ohio

Buying a home, step by step.

Buying a home in Northeast Ohio is a six-step process, and every step has hidden details that can cost you if nobody is watching them. This guide walks through each one in plain English, the way I walk my own clients through it, from first pre-approval to the keys in your hand.

01 / The six steps

How a protected purchase works, from offer to keys.

01

Get pre-approved

Before you look, know your number. A lender's pre-approval sets your loan amount, your monthly payment, and the cash you need at closing. I'll point you to lenders who know Trumbull and Mahoning Counties inside out.

02

Build your wish list

Must-haves, nice-to-haves, and deal-breakers, written down. Schools, commute, yard, garage, condition. Once this list is real, we tour with intention instead of wandering.

03

Search the right neighborhoods

Warren, Howland, Niles, Cortland, Boardman, Canfield, Youngstown. I know the streets and the school reputations, and I will filter listings down before they ever reach your phone.

04

Make a protected offer

Price, terms, contingencies, and deadlines, all negotiated with your interests first. In a multiple-offer market, we decide your strategy before we ever write the letter.

05

Inspect and negotiate

A thorough inspection surfaces every issue, and the report becomes leverage. I handle repair requests and appraisal gaps so you stay calm and fully in control.

06

Close with confidence

Every document explained, every dollar accounted for, every deadline met. Walk-through day, keys in hand, no surprises.

02 / The money

The real numbers, before you fall in love.

Falling in love with a house is easy. Knowing what it really costs takes one honest worksheet, and that worksheet comes first.

Down payment

3% to 3.5%

Typical starting minimums for first-time buyers (conventional and FHA). VA and USDA can be zero down, and OHFA assistance can cover part of it.

Closing costs

2% to 5%

Of the purchase price, beyond the down payment: lender fees, appraisal, title insurance, escrow, and the transfer tax. Budgeted line by line.

Typical range

$150K-$350K

The typical price range I guide buyers through across Warren, Howland, Niles, and the surrounding communities.

Buyer representation

Your side

The listing agent works for the seller. I work only for you, and I will show you exactly how representation is covered before you sign anything.

03 / Run the numbers

What does that price mean, every month?

A mortgage payment is more than the loan. Principal, interest, property tax, and homeowners insurance all land in the same monthly number. Try the price you have in mind before we tour, so the numbers feel real from the start.

Planning tool only. Rates move weekly and every lender prices differently, so treat this as a starting range, then get a real pre-approval for your exact number.

This is an estimate for planning, not a quote, pre-approval, or loan approval. Property tax is estimated at 1.2% of the home price per year and homeowners insurance at 0.5% per year. Your actual payment depends on your lender, credit profile, escrow, and local tax rates.

04 / Questions before the call

The questions buyers ask before they call.

Here are the four most common, answered straight. If yours is not on the list, the consultation is free either way.

How much do I need for a down payment in Ohio?

Most first-time buyers in Northeast Ohio start at 3% down on a conventional loan or 3.5% on an FHA loan. VA and USDA loans can allow zero down, and OHFA down payment assistance can cover 2.5% to 5% of the purchase price for qualified buyers. There is no 20% rule that applies to everyone.

What are closing costs when buying a home in Trumbull County?

Ohio buyers typically pay roughly 2% to 5% of the purchase price in closing costs beyond the down payment, covering lender fees, appraisal, title insurance, escrow items, and the state transfer tax. On a $200,000 home, that is about $4,000 to $10,000. I will build the exact line-by-line budget before you make any commitments.

How do I start the home buying process in Northeast Ohio?

The first step is a free consultation, then a lender pre-approval, then a written wish list. From there we tour, negotiate, inspect, and close. Most first-time buyers I work with are under contract within 60 to 90 days of starting.

Do I really need a buyer's agent in Ohio?

The listing agent works for the seller, full stop. A buyer's agent works only for you: explaining contracts, tracking deadlines, negotiating repairs, and protecting your interests. That division of loyalty is exactly why buyers deserve their own advocate.
