Seller's guide / Trumbull & Mahoning Counties

Selling your family home, without the guesswork.

Selling a home you love is part business, part goodbye, and all details. I handle the pricing, preparation, marketing, and contract precision, so you can focus on the next chapter. This is how a protected sale works in Northeast Ohio.

Staged, photographed, and marketed right

01 / The six steps

A protected sale from list to closing.

01

Price from data, not hope

Recent closed sales in your exact neighborhood set the asking price, not what you owe or what you wish. Accurate pricing draws buyers; overpricing draws silence.

02

Prepare without over-investing

Refresh, declutter, and fix what buyers will notice. Skip the renovations that appraisers rarely pay for. A targeted prep list stretches every dollar.

03

Photograph and market it right

Buyers decide in seconds online. Professional photography, honest descriptions, and valley-wide marketing get the right buyers through the door.

04

Show it at its best

Open houses and private showings run on a schedule that protects your home and your family's routine. Feedback gets sorted, never sugarcoated.

05

Negotiate with precision

Multiple offers, low-ball offers, and everything between: each one gets evaluated line by line, with your bottom line protected.

06

Close without collapse

Inspection requests, appraisal issues, title questions, deadline gaps. I manage every contingency so the deal you accepted is the deal that closes.

02 / Should I fix up my home before selling?

Fix. Refresh. Skip.

The honest answer: it depends what buyers will see, what inspections will flag, and what appraisers will pay for. This three-way split keeps every dollar effective.

Fix it

Visible water marks, cracked caulk, broken fixtures, roof or HVAC issues that inspections will flag, peeling paint, and anything that makes buyers wonder what else is wrong.

Refresh it

Neutral paint, clean floors, bright lighting, edited furniture. A weekend of refresh beats a month of renovation when it comes to offers per dollar.

Skip it (really)

Full kitchen remodels, finished basements, pool additions, and custom upgrades. Appraisers rarely return their full cost, and buyers in the $150K-$350K range want move-in ready, not overbuilt.

03 / Compliance is the difference

Disclose early. Disclose fully. Then sleep at night.

Ohio's disclosure requirements exist to protect everyone in the transaction. My compliance background means your paperwork is complete, your deadlines are tracked, and surprises show up in the disclosure, never at the closing table.

Know what your home is worth before you decide.

Get an honest, data-backed valuation with no obligation and no pressure. If selling is not the right move yet, I will tell you that too.
