Market report / Updated October 2026
The numbers behind the valley.
Home prices in Trumbull and Mahoning Counties remain the most accessible in the Greater Cleveland and Pittsburgh orbit: median sales sit near $180,000 to $184,000, and most homes I guide clients through land in the $150K to $350K range. Here is the current snapshot, with sources, so you can plan from data instead of headlines.

Market meter / Updated October 21, 2026
The valley's market condition, measured in months.
under 4 months
Months of inventory is the simple math of supply and demand: how many months it would take to sell every active home at the current sales pace. Under 4 months favors sellers, 4 to 6 months is a balanced market, and over 6 months favors buyers. Right now the Trumbull and Mahoning County area sits just inside the seller's line at roughly 3 months, with Trumbull County nearer to 3.4 and Mahoning County just under 3, and inventory climbing toward balance.
Mahoning County
≈ 2.9 months
580 active listings (Realtor.com via FRED, Aug 2026) ÷ 203 homes sold that month (MLS Now via Business Journal Daily).
Trumbull County
≈ 3.4 months
~548 active listings (Homes.com, Oct 2026) ÷ 163 homes sold in August (MLS Now via Business Journal Daily).
Ohio statewide
≈ 3.0 months
Average months of supply (Redfin, September 2026).
The tip for buyers
Prepare first, then move fast on the homes that fit.
Under four months of supply, the best homes can still draw multiple offers quickly, so preparation is your edge: get pre-approved before you tour, know your closing-cost number, and be ready to decide within a day or two when a listing genuinely fits your budget and your list. Speed gets you to the table; a thorough inspection and negotiated repairs protect you once you are there. Inventory is rising, which means more homes to compare than a year ago. Use that leverage on price and terms, never on skipping due diligence.
The tip for sellers
Price from this month's sales, not last year's.
With supply under four months, you hold the advantage: fewer competing homes means less price pressure and faster offers on well-priced listings. The balance is shifting, Trumbull County listing counts are up about 12% from a year ago, so the market now rewards accuracy. Set your list price from the most recent local sales, prepare the home to survive a critical inspection, and earn the first two weeks of showings. That window is when a listing captures its freshest buyer attention.
Data note: the meter reflects the latest available data as of October 21, 2026, the most recent complete sales month is August 2026 (MLS Now via Business Journal Daily), matched against current active-listing counts (Realtor.com via FRED, August 2026; Homes.com, October 2026). Portal counts differ by source and change daily, so treat the gauge as directional, not precise. I refresh it each month the next report publishes.

First-time buyer report / Updated October 21, 2026
The market for your first home, month by month.
At first-time buyer price points, the Trumbull and Mahoning County market is steady to slightly softer: prices are flat to down a little, homes sell in about a month, and buyers have more room to negotiate than they did a year ago. August 2026 is the newest month with complete reporting. I refresh this report each month the data publishes, with every figure sourced and dated below.
Latest full month
August 2026
455 valley-wide sales (Mahoning, Trumbull, Columbiana), the most recent month with complete reporting. September's report publishes around October 21. Source: Business Journal Daily / MLS Now.
Month over month
≈ -7%
491 sales in July to 455 in August, roughly 7% fewer, and about 9% below August 2025 (504). Mahoning County led the cooldown with 203 sales, down 16.1% year over year.
Median days on market
32 / 38
Trumbull and Mahoning County medians (Redfin, three months ending May 2026); Warren runs about 38 days right now (Movoto, October 2026). A year ago these medians ran 34 and 42 days.
Homes for sale today
≈ 480 / ≈ 890
Active listings in Trumbull (Redfin) and Mahoning (Movoto) Counties, rolling counts that change daily. No public source publishes a price-filtered breakdown, but Homes.com currently lists 145 Trumbull County homes under $200,000, 106 of them single-family.
What changed this month
A cooler market, a calmer buyer
-
Sales cooled through summer
Valley-wide volume slipped from 491 homes in July to 455 in August, about 9% below the year before. Slower sales usually mean fewer multiple-offer scrums and more room to negotiate price and repairs. Mahoning County saw the largest year-over-year drop.
-
Homes still sell in about a month
Median days on market run 32 days in Trumbull County and 38 in Mahoning County (Redfin, three months ending May 2026), with Warren at about 38 days in October (Movoto). That is roughly the same pace as a year ago, not slower, so good homes still move; they just move without as much frenzy.
-
Prices: steady to slightly softer
Trumbull's median sale price is about $180,000 (down 5.9% year over year) and Mahoning's about $184,000 (down 1.4%). City medians run lower: Warren $118,000 and Youngstown $90,000 (Resideline, updated October 3, 2026). Most of the inventory I help buyers shop falls in the $150,000 to $350,000 range, with real single-family options below $200,000 in Trumbull County.
-
Rates are the one number moving up
The 30-year fixed rate averaged 7.40% the week of October 15, 2026 (Freddie Mac), up from about 6.27% a year earlier. The rate drives your monthly payment more than the list price does, which is why locking with a pre-approval before you tour is the single most useful step right now.
The practical tip for buyers
Know your number, then negotiate with it.
Get pre-approved before you tour, and ask your lender about down payment assistance before you assume you need 20% down. A buyer who knows their exact monthly number and their closing costs walks into every showing and every offer with a real advantage, especially in a market like this one where attention to detail wins. You do not need to be an expert in the paperwork, that is my job. You just need to start the conversation.
From the numbers above to your budget
On a $180,000 home with 7.40% financing, the difference between 0% down and 3% down is about $5,400 of cash at closing, which is exactly the gap assistance programs are built to close. Getting pre-approved tells you which number applies to you.
Book a free consultationDown payment assistance, in plain English
You do not need 20% down, and you may not even need 3%.
Several verified programs serve Trumbull and Mahoning County buyers. Every program runs on income limits and program rules, never on race, religion, family status, or any other protected class, and availability changes as funds are drawn down, so confirm the current details with the program or an OHFA-approved lender before you count on a number.
Statewide / OHFA
OHFA Down Payment Assistance
3% of the purchase price on conventional loans, or 3.5% on FHA, VA, and USDA loans, applied to down payment and closing costs, forgiven after seven years of owner occupancy. Income and purchase price limits apply, and free homebuyer education is required. Works through OHFA-approved lenders.
Statewide / OHFA
Grants for Grads
Recent graduates, degree earned within the past 18 months, can pair an additional 3% to 3.5% down payment grant with OHFA financing, forgiven 20% per year over five years. A real option for buyers finishing degrees while saving their first down payment.
Trumbull County
Warren-Trumbull HOME Consortium
Up to $10,000 in zero-interest, forgivable down payment assistance for low-to-moderate income buyers purchasing in Trumbull County, forgiven after five years of owner occupancy. Property location rules apply, so confirm your target neighborhood qualifies.
Mahoning County
At Home in Youngstown
$10,000 in down payment assistance for income-qualified buyers in Youngstown, with the city noting ARPA-funded HOME pool funds have been heavily used, so verify current availability first. NeighborWorks Community Partners also offers down payment and closing cost loans across the region.
Fair Housing: all statistics and sales references in this report are reported without regard to race, color, religion, sex, familial status, ancestry, military status, disability, or national origin, consistent with the Ohio Fair Housing Law and the Federal Fair Housing Act. Down payment assistance is offered on income and program eligibility, never on any protected class.
Luxury market report / The top 10%

Most recent complete reporting: August 2026
The short version, stated plainly: no public source publishes a top-10% luxury dataset for Trumbull and Mahoning Counties, and I will not invent one. Local boards and data services do not segment sales that way, so there is no verified luxury sales count, median price, or days on market to quote. What follows is the closest verifiable picture: the published price-percentile report for Trumbull County, the upper-end sales the local business press documents each month, and where the top tier sits relative to the overall market.

-
A market cooling through summer

-
The top tier is a thin slice
In Trumbull County's latest published percentile snapshot (December 2025), the median sale was $165,500 while the 95th-percentile sale ran $341,637, placing the top decile near $300,000, roughly 1.8 times the median. The luxury tier is a small fraction of total transactions.
-
Upper-end sales are documented, month by month
The press's $200K+ sales tracker logged 2026 residential transactions from about $235,000 up to $565,000 across Canfield, Poland, Youngstown, and Boardman. The highest documented 2026 residential figure, $565,000, was a Canfield sale in the June report.

What is not published
No local board or data service segments luxury sales with a count, median price, or days on market, so those tier numbers cannot be verified and are not quoted here. Percentile data and the press tracker are the closest honest proxies, each shown with its source and date.
The takeaway
Advice for the top of the market
Luxury buyers
The top of the valley market is a small slice of total sales, and each home follows its own logic rather than county-wide momentum. Since no public dataset segments this tier, build your plan on verified comps for the exact property, a thorough inspection, and financing that closes cleanly at a higher price point.
Luxury sellers
Buyers at this level are fewer and more deliberate, so pricing accuracy matters more, not less. Lead with verified recent comps, complete disclosure, and condition an inspection cannot fault, and give the listing room to reach the right buyer instead of chasing the first two weeks of traffic.

For buyers
A bit more room to negotiate
With Trumbull prices down slightly year over year, well-prepared buyers find softer competition and more leverage on price and repairs. That does not mean low-ball everywhere: well-priced, well-cared-for homes still attract multiple offers, especially near top-rated school districts.
Start the buying processFor sellers
Price right, refresh smart
A slightly cooler market rewards accuracy: homes priced from recent local comps, with targeted prep and professional marketing, still sell well. Overpricing is the most expensive mistake in a normalizing market, because the freshest window of buyer attention is the first two weeks.
