Councilman pitches new neighborhood on Trumbull Memorial Hospital campus
October 2026
The news
At the Oct. 15, 2026 council meeting, at-large Councilman Greg Thumm pitched building a new neighborhood of single-family homes on the shuttered Trumbull Memorial Hospital campus in Warren, with a connector road running through the former East Junior High property on South Street SE. The land is privately owned, so the plan is still a proposal rather than an approved project.
What it could mean
A new single-family neighborhood on a large, closed hospital campus could add meaningful housing supply inside the city of Warren. The property owner, city council, and planning approvals would all still be needed before any construction.

Wallick to build 120-unit Homestead Crossing on former Woodside Receiving site
October 2026
The news
Wallick Communities announced Oct. 15, 2026 that it will build Homestead Crossing, its first northeast Ohio development, on the long-vacant former Woodside Receiving Hospital site in Youngstown. The plan calls for five three-story walkup buildings with 120 units: 30 one-bedroom, 72 two-bedroom, and 18 three-bedroom apartments, plus a playground, community kitchenette, and exercise room. The Ohio Housing Finance Agency earlier approved up to $21.5 million in revenue bonds plus 4% low-income housing tax credits for the project.
What it could mean
Family-sized rental units on a vacant hospital property bring new housing and investment to the neighborhood and can support the stability of the surrounding streets.

K. Hovnanian Homes: 4.99% rate offer on select Quick Move-in Homes
October 2026
Timeline ·
New-home contracts entered Sept. 30 through Oct. 31, 2026, with closings by Nov. 30, 2026.
The news
K. Hovnanian Homes, which sells in the Youngstown market through its North Jackson design studio and build-on-your-lot program, is offering a Conventional 7/6 ARM starting at 4.99% (5.822% APR) on select eligible Quick Move-in Homes in Ohio. Promotional terms include rate buydowns, builder forward commitments, special fixed rates, and flex cash, and are limited and subject to change, so the exact terms should be confirmed directly with the builder.
What it could mean
Rate and incentive offers can lower a buyer's effective payment on new construction. Builder promotions change frequently, so buyers should verify current terms with the builder before relying on them.

The Lakes at Sharrott Hill: Phase 2 villas under construction
October 2026
The news
GreenHeart Homes is the exclusive builder of The Lakes at Sharrott Hill, a 65-acre community on Sharrott Hill Road in Beaver Township near North Lima. Phase 2 ranch villas, including The Aurora model, are under construction, and custom single-family home sites and lake lots are also available.
What it could mean
Active villa and custom-home construction gives buyers in southern Mahoning County a new-construction option close to the Route 224 corridor and Canfield, with move-in-ready homes coming online as phases complete.
~100-home development approved through Niles annexation
September 2026
The news
Trumbull County commissioners approved annexing about 62 acres in Howland and Weathersfield townships into the City of Niles for a housing development near Stillwagon Road and Niles Vienna Road. Developer JRD Holdings plans roughly 100 market-rate homes in a mix of sizes, with a CRA incentive package part of the deal.
What it could mean
New market-rate housing adds to the local supply of homes for sale, which can give buyers more choices and help keep prices in range. It also broadens the tax base that funds roads, schools, and services.
Updates
October 2026: The Ohio Department of Development awarded the City of Niles a $1 million Residential Economic Development District grant for water and sewer infrastructure to support the Stillwagon Road housing development (Business Journal Daily).

11-acre annexation approved for new homes
October 2026
The news
Canfield City Council voted 3-2 on Oct. 7, 2026 to approve the annexation of about 11 acres from Canfield Township into the city so a developer can build upscale single-family homes near Laurel Hills Lane and Savannah Court.
What it could mean
Annexation and new home construction expand the local housing supply and can add to the city's tax base. New construction also tends to draw attention from buyers looking for move-in-ready options.
Updates
October 2026: Canfield Township trustees voted in October 2026 to oppose the annexation, after the city council's 3-2 approval earlier in the month (WYTV).
Warren signed an agreement with Springboro-based Dillin Corp. for a roughly $150 million transformational project redeveloping the Peninsula area near downtown.
What it could mean
A large downtown reinvestment can change the feel of the area over time, adding housing, retail, and public space. For homeowners it can support property values and make the city more attractive to newcomers.
