How do home inspections work in Ohio?

A home inspection is a visual, non-invasive review of the property: structure, roof, foundation, electrical, plumbing, HVAC, insulation, and major systems. What you get back is a condition snapshot, not a guarantee or a pass-fail grade.

Every report reads like bad news, because the inspector lists every imperfection they can find, from a dripping faucet to an aging roof. The skill is in reading it: separating must-fix safety items and material defects from routine maintenance that is normal for any home.

In Ohio the inspection window in the contract is short, so we schedule quickly and go through the findings together. The report becomes a tool: we negotiate repairs or price with the seller based on what matters, and you decide what is a fixer, what is a feature, and what is a deal-breaker.
