How to prepare your home for a top-dollar sale in Trumbull and Mahoning Counties

Most sellers ask me the same thing: what do I actually need to do? The honest answer is less than you think, and more than you hope. This checklist is built from years of contract and compliance work plus real transactions across Trumbull and Mahoning Counties.

Start with the five-minute test

Walk to your front door like a stranger. From the street, from the driveway, from the doorstep. What would a buyer notice in five seconds? Curb appeal is the first offer you get, and it costs almost nothing to tidy the yard, edge the walk, and clean the front door.

Fix the repairs buyers actually see

Scuffed trim, a dripping faucet, a loose railing, cracked caulk around the tub. Small visible defects make buyers wonder what else is hidden. Fixing them is cheap and it removes the excuses that drive down offers. Save the money for what inspections will actually flag.

Skip the renovations the appraiser won't pay for

A brand-new chef's kitchen rarely returns its full cost in this market. Buyers in the $150K to $350K range respond to clean, neutral, and move-in ready, not to luxury upgrades. Paint, flooring, and light fixtures move the needle; kitchen remodels usually do not.

When in doubt, refresh rather than renovate.

Declutter like you are leaving

Because you are. Storage is a feature: pack the excess, thin out furniture, and let rooms show their real size. A decluttered home photographs better, tours better, and sells faster. Start early so you are not frantic in the final week.

Price from data, not hope

The market sets the price; your sentiment about the home sets your expectations. We will price from recent closed sales in your exact neighborhood, not from what you owe or what you wish. Accurately priced homes in Trumbull and Mahoning Counties attract more showings and better offers than overpriced ones that sit and stale.

Disclose early, disclose fully

Ohio's disclosure requirements exist to protect everyone. Disclose what you know, in writing, up front. A preemptive disclosure takes the surprise out of inspections and keeps the deal from collapsing at the last minute, which is also the moment you can least afford it.

Let the photos earn the showings

Buyers decide in seconds online. Professional photography, careful staging, and honest marketing matter more than almost anything else you can spend on. I coordinate all of it, so your home shows at its best to every buyer in the valley.
