Ohio down payment assistance programs: what NE Ohio buyers should know

Down payment assistance is the most underused tool in Northeast Ohio home buying. Thousands of qualified buyers never ask about it, then assume they need far more cash than they actually do. Here is how Ohio Housing Finance Agency (OHFA) assistance works in 2026 and whether it could put you in a home sooner.

The short version: help exists, and it is real

OHFA runs several programs that put money toward your down payment and closing costs through approved lenders. Depending on the program, you can receive 3% of the purchase price on a conventional loan or 3.5% on an FHA, VA, or USDA loan, with no monthly payment and no interest. The assistance is forgiven after you stay in the home for a set number of years. For a $180,000 home, that is $5,400 to $6,300 of real help.

Your Choice! down payment assistance

Your Choice! is OHFA's flagship program: 3% of the purchase price for conventional loans or 3.5% for government loans (FHA, VA, USDA-RD), applied to your down payment and closing costs. It carries 0% interest, requires no monthly payment, and is forgiven after seven years if you stay in the home. Eligibility includes county income and purchase-price limits, a credit score around 640 (650 for FHA), and a required homebuyer education course.

OHFA updated these amounts in 2025, so always confirm the current structure with your lender before you budget around it.

Grants for Grads

Recent graduates get a discounted mortgage interest rate plus the same 3% or 3.5% down payment assistance, forgiven after five years if you stay in the home. You qualify if you graduated within 18 months of your loan reservation date with an associate's, bachelor's, master's, doctorate, or other post-graduate degree from an accredited school. If you or your partner finished school recently, this one is worth a serious look.

Ohio Heroes for public servants

Ohio Heroes offers a roughly 0.25% discount on your mortgage interest rate for veterans, active-duty military, police officers, firefighters, EMTs, and nurses, and it can be paired with OHFA down payment assistance. Teachers in pre-K through 12th grade qualify too. For a family with a nurse or a teacher, the combination of a lower rate and down payment help can change the entire affordability picture.

What the limits mean in Trumbull and Mahoning Counties

Every OHFA program has income limits and purchase-price limits that vary by county, and both are generous enough that many buyers in our area qualify. The only way to know for sure is to run your income, household size, and target price against the current limits for your county. That takes about five minutes with an approved OHFA lender.

How to apply

You do not apply to OHFA directly. You work with an approved OHFA lender who reserves the program for you, completes the homebuyer education requirement, and locks your rate and assistance together. I work with local approved lenders every week and can connect you with one who knows the Trumbull and Mahoning County limits cold.

Common myths about assistance

Myth one: assistance means you are overpaying. The assistance is a benefit tied to your loan, not a discount on the sales price. Myth two: it is only for very low incomes. County limits are higher than most people assume. Myth three: it adds a second mortgage payment. These programs are forgiven grants, not second mortgages, so there is no extra monthly bill. The real cost is paperwork, and that is exactly what I help you manage.
