Should you wait to buy or sell? Timing the market in NE Ohio

Everyone wants to buy at the bottom and sell at the top. After decades of watching markets, I can tell you the honest version: timing the market is a losing game, and planning your life around a market is a winning one. Here is the case for acting when you are ready, not when the headlines say so.

Nobody rings a bell at the bottom

No one can reliably predict next year's prices or rates, and the people who guess right once rarely repeat it. What you can predict is your own life: your lease ending, your family growing, your job relocating, your retirement. Those are the timelines that should drive your decision, because they are the ones you can actually control.

What the numbers say in Northeast Ohio

In mid-2026, Trumbull County's median sale price was down about 5.9% year over year to near $180,000, and Mahoning County was down about 1.4% to near $184,000, while the average 30-year fixed rate sat around 7%. For buyers, that combination means softer competition and more room to negotiate on price and repairs. For sellers, it means pricing accurately and marketing well matter more than ever.

Waiting for rates to drop has a real cost

Every month you wait, you pay rent on a home you do not own. When rates eventually drop, more buyers jump in, competition returns, and prices can climb faster than the rate savings. Many buyers who waited for a lower rate end up paying more in price for the privilege of a slightly lower payment. The math rarely favors the wait.

For buyers: the best time is when you are ready

Ready means pre-approved, stable income, and a clear picture of what you need. A home bought at today's rate that you can comfortably afford beats a home never bought while you wait for a perfect number. You can refinance a rate later; you cannot refinance five years of renting.

For sellers: condition beats calendar

Well-priced, well-presented homes sell in every season in Trumbull and Mahoning Counties. Spring brings more buyers, but fall brings more serious ones, and a home priced from data sells quickly in October just as it does in April. The calendar matters less than your price, your photos, and your condition.

The real risk is overpaying for the wait

Life does not pause for the market. A growing family, a new job, or a downsizing decision delayed by market timing costs you in ways no interest rate can measure. The question is not, what will the market do? The question is, what does your life need, and how do we protect you while you make that move?

What I actually recommend

Buy when you are ready, with a pre-approval, a protected offer, and a clear budget, and let the market work for you instead of waiting for it to be perfect. Sell when your life calls for it, priced from recent closed sales, not from hope. I have guided clients through every kind of market, and the ones who planned around their lives, not the headlines, consistently end up happiest.
